Creating curb appeal for your letting property - Making a good first impression counts

When it comes to marketing your property for let, it really is worth putting in the extra time to present your property as best as possible. It will not only make a good first impression to the viewers, but hopefully put you in a good position and start off on the right foot with your new tenants. A well presented and maintained property usually equals high quality and house proud tenants. See our top tips below in helping to achieve this. 

Once the ex tenants have moved out and cleaned, we will negotiate the deposit return with yourselves & the tenants. Once the exit check is done, we will then be marketing the property and will usually do a host of viewings with lots of footprints in and out. We encourage Landlords to do a final spruce up of carpets, dusting, wiping down all surfaces once we have done the viewings, but before the new tenancy to make sure it’s looking as good as it can be when they move in.

This also gives you the opportunity to check off all the finer details such as checking all bulbs are working etc. 

If you have a few weeks gap between tenancies, it’s always worth using the time wisely to think about whether the carpets or decorating needs re- doing? In a rental property the lifespan of carpets and paintwork is around 5 years. Also consider whether your décor is going to attract a wide range of tenants? If you have bold colours it will minimalise the type of tenants looking. We would encourage all Landlords to have white walls and grey carpets, and most carpet companies now offer a speckled effect carpet to encourage longevity in a rented property.
