Scale Of Fees For Landlords

At Philip Martin, we offer transparent and competitive landlord fees in Cornwall through two main service options: Set-Up (Tenant Find Only) or Full Property Management. Both are designed to provide peace of mind and professional support at every stage of the letting process.

Tenant Find Service (Set-Up Only)

Our tenant find service in Cornwall is ideal for landlords who want to let their property and manage it themselves once the tenancy begins. This service includes:

• Accurate market appraisal and rent advice

• Advertising and marketing your property to prospective tenants

• Conducting viewings and assessing tenant suitability

• Negotiating tenancy terms between landlord and tenant

• Obtaining references and preparing tenancy agreements

• Preparing an inventory and setting up tenant utility accounts

• Collecting the first month’s rent and deposit

Fees:

• £85 + VAT to hold and register deposits and complete exit checks

• 60% of one month’s rent + VAT (tenant find fee)

Once the tenancy starts, ongoing management is handed over to the landlord.

Full Property Management Service

Our full property management service in Cornwall is perfect for landlords who prefer a fully managed, hands-off approach. This package includes all the benefits of the Tenant Find service, plus:

• Monthly rent collection and account management

• Regular property inspections

• Arranging repairs and maintenance with landlord approval

• Handling all tenant and property-related matters throughout the tenancy

Fees:

• £120 + VAT set-up fee per tenancy

• 11% + VAT of monthly rent for ongoing management

Additional Costs

• Inventory: charged at cost depending on property size

  • Example: £80 + VAT for a one-bedroom property, increasing by £5 per additional bedroom

  • Furnished properties: additional £25
