Covid 19 - Guidance for moving house

Here is some guidance for those involved in buying or selling residential property during the Coronavirus outbreak. Home buyers and renters should, where possible, delay moving to a new house while measures are in place to fight coronavirus.

Can an estate agent visit my property?

No. We are not allowed to visit your home. We will conduct business working from home. Some exceptions are permitted subject to social distancing guidelines.

Can I put a property on the market?

You can prepare your property for the market however, valuations, viewings etc can not take place. We can provide market appraisals over the phone in the first instance though so please contact us for advice. 

What about offers?

There are no restrictions on accepting offers although the process is likely to take longer than normal. 

Will my mortgage offer still be valid?

Mortgage offers should be extended for up to three months.

If a transaction is underway, what do I do?

Your purchase or sale can continue, there is no need to pull out. Where possible, completion dates should be defered until after stay-at-home measures have been lifted. However, if a property is vacant then completion can take place.

Can we exchange contracts?

Yes although the government recommends that this should be delayed until the stay-at-home measures have been lifted. If you have already exchanged contracts and the property is currently occupied then all parties should work together to agree a delay.

What if a delayed completion date can’t be agreed?

The government has said that if moving is unavoidable, completion can proceed but must follow social distancing guidelines.

So can property transactions continue?

Yes, the government has urged everyone involved in a property transaction to work within the new restrictions.

In line with government’s advice, anyone with symptoms, self-isolating or shielding from the virus, should follow medical advice which will mean not moving house for the time being, if at all possible.
