Unlike many letting agents we are governed by the strict codes of practice laid down by the Royal Institution of Chartered Surveyors of which we are members and this includes a requirement to "ring fence" clients money and tenancy deposits as well as hold high levels of professional indemnity insurance. We are regularly audited by the RICS and required to submit an annual return. With regard to tenants deposits we are registered with The Dispute Service Limited and in a time when there have been many highly publicised occurrences of letting agents going out of business and losing clients and tenants money we feel that the additional security that we can offer is invaluable.

Philip started the business in 1986 with just a handful of properties on his books and has since handled thousands of property transactions across the county for many people. Now with three offices, four partners and twelve members of staff Philip Martin is an established name in the property industry throughout Cornwall and we are determined to continue our success in selling and letting property whilst providing a professional service to all of our clients and customers.

As an independent Cornish firm specialising in letting property we recognise the importance of customer service to potential tenants as well as to our landlords. 

We have dedicated residential letting office based at 6 Cathedral Lane and deal with a wide variety of properties across Cornwall acting for clients as far afield as Hong Kong and Australia. We currently look after around 580 properties although this number is always growing and there is a high demand across all price brackets for good quality dwellings. 

We offer a wide variety of services to suit individual clients from setting up tenancies to full management and have a simple fee structure which offers a set-up fee for 50% of the first months rent plus vat with an additional charge of £75 plus vat to hold and register the deposit and carryout the tenancy checkout. For Managed properties the monthly fee is 10% plus vat plus a fee of £100 plus vat which covers all aspects of setting up and ending each individual tenancy. Please note we charge additional fees to tenants over the initial rent to set up the tenancy which are equivalent to 25% of one months rent plus VAT, in addition where applicable pet fees are chargeable ranging from £155 to £300 plus VAT dependant on the size of property.
