OVER13 ACRES PRIME FARMLAND Located in a favoured area and comprised in two good size fields adjoining a minor country road just off the A3078 road barely 2 miles from Portscatho. Either level or with a gentle westerly slope and all suitable for arable rotation.
GENERAL REMARKS AND LOCATION
This is a rare opportunity to purchase a manageable block of land in an area mostly dominated by larger farms. It formerly comprised part of Lanhoose Farm and has been held by generations of the same family for very many years. In more recent times the land has been rented out pending the current decision to sell. It should appeal to a wide variety of persons and especially those living nearby as well as anyone further afield wanting land for leisure use or conservation and also neighbouring farmers wanting to increase their acreage.
Lanhoose is part of the parish of Gerrans and lies just a couple of miles from the adjoining villages of Gerrans and Portscatho on the south cornish coast. Here there is a post office and general store, two pubs, village school, churches and doctors surgery whilst the larger community of St Mawes where there are further facilities is about three miles away. The Roseland Peninsula is designated an Area of Outstanding Natural Beauty and there are many scenic attractions in the immediate area, an abundance of walks both along the south coast and the Fal estuary and much of which is owned and protected by the National Trust. The city of Truro via the King Harry Ferry is about seven to eight miles.
THE LAND
The land extends in total to 13.04 acres or thereabouts. It is comprised in just two fields, bounded by the minor road to the north and both Lanhoose House and Lanhoose Barn to the east. The land is either level or with a gentle westerly slope and is ideal for arable cropping.
POSSESSION
The land is currently farmed by a local family under the remaining terms of a 5 year Farm Business Tenancy commencing 2022. Details of the tenancy and the rent passing are available to genuine applicants on request. Vacant possession will not be available until the expiry of the fixed term.
